What does professional carpet cleaning cost?

How much does professional carpet cleaning cost in San Diego?

Most three-bedroom homes run $149 to $289 for a hot-water extraction clean. Pricing is by the room or by the square foot, not by the hour — you'll know the number before we plug in. Pet treatment, stairs, and carpet protector are quoted separately and up front.

Why are the "$39 whole-house" ads cheaper?

They aren't. The $39 coupon is a foot-in-the-door — once the technician arrives they upsell every room, stain, and fiber 'treatment' until the bill matches or exceeds a real professional clean. We quote the honest price up front and don't change it at the door.

Do you charge extra for stairs or hallways?

Stairs are $2.50 each; hallways are treated as a room for pricing. Both are in the written quote before we start. No add-on math when we hand you the invoice.

Do you offer cleaning plans?

The Carpet Pros Plan is $179/year and includes two whole-home cleans (spring + fall), priority scheduling, spot treatments between visits, and 15% off add-ons like upholstery and stairs. Month-to-month, no long-term contract.

How does the process and equipment work?

What method do you use — steam, dry, or shampoo?

Truck-mounted hot-water extraction (commonly called 'steam cleaning') for most residential and commercial jobs. It's the method carpet manufacturers recommend and the method that keeps their warranties valid. Encapsulation (low-moisture) is available for commercial spaces that need to reopen fast.

How long does carpet take to dry?

4 to 6 hours for most rooms with AC and a ceiling fan running. Commercial air movers cut that by half for priority jobs. DIY rental machines typically leave carpet wet 24 to 48 hours — that's how long they take to evaporate, not how long it takes us.

Do you move furniture?

Yes, the light stuff: sofas, chairs, ottomans, end tables, dining chairs. We ask that you move breakables, electronics, and anything under a bed before we arrive. We don't move pianos, large wardrobes, or heavy bookcases — we'll clean around and note the untreated area on the invoice.

Do I need to vacuum before you arrive?

Helpful but not required. We pre-vacuum with a commercial HEPA vacuum as part of every service — loose dirt is pulled out before water ever touches the fiber. If you vacuumed recently, even better.

Is it safe for pets, kids, and allergy sufferers?

Yes. Our detergents and pre-treatments are nontoxic, low-VOC, and fragrance-free by default (fragranced available on request). Hot-water extraction actually reduces allergen load — it removes dust mites, dander, and pollen trapped in fibers that vacuuming leaves behind.

How often should I have my carpets cleaned?

Annually for most homes; every 6 months if you have multiple pets, kids under 5, or allergies. Most carpet manufacturer warranties (Shaw, Mohawk, Stainmaster) actually require professional hot-water extraction every 12–24 months — keep the receipts in case of a warranty claim.

What does your service include?

Pre-inspection walk-through, commercial HEPA pre-vacuum, pre-treatment on traffic lanes and spots, hot-water extraction at 230°F, hot-rinse pass, pile grooming, air movers deployed on problem zones. Written invoice and photo documentation available on request.

Do you apply carpet protector?

Optional, highly recommended after every deep clean. A Scotchgard-class fluorochemical rebuilds the factory stain barrier that wears off in 18–24 months. It gives you 30–60 seconds to blot a spill before it sets — which is the difference between a non-event and a call to us.

Do you clean more than just carpet?

Yes. Sofa $119, loveseat $89, chair $59, sectional $189–$299. We fiber-test and match the cleaning method to the tag (W/S/WS/X). Microfiber, cotton, linen, and most blends welcome. Leather cleaning is conditioning only — not extraction.

Do you clean area rugs?

Yes, both in-home and in-plant. Synthetic rugs and most wool rugs can be cleaned on-site. Hand-knotted, silk, and antique rugs go to our in-plant facility for full immersion cleaning, pickup and delivery included within our service radius.

Do you clean tile and grout?

Yes, with our dedicated tile tool — rotating pressure jets plus simultaneous extraction. Ceramic, porcelain, travertine, and most natural stone welcome. We can follow cleaning with a penetrating sealer for 3-year protection.

Do you clean mattresses?

Yes. Twin $89, queen $119, king $149. Low-moisture extraction designed for mattress interior, UV-C sanitizer pass for dust mites, dry in 3–4 hours. Great add-on when we're already at the house.

What about pet accidents, water damage, and emergencies?

Do you handle pet urine and odor?

Yes, with the proper protocol — UV black-light inspection to find every spot, enzyme pre-treatment, sub-surface extraction, and pad/subfloor treatment for severe cases. Surface cleaning alone doesn't fix pet odor; the contamination is in the layers below the face yarn.

Do you respond to water damage?

Yes — same-day extraction for burst pipes, overflows, and floods, 2–4 hour dispatch across most of the county. We bring moisture meters, commercial air movers, and dehumidifiers to dry structure properly. Insurance-friendly documentation included.

What's a carpet-cleaning emergency?

Fresh water damage (anything over 1 sq ft), sewage backup, or a fresh dye/blood/red-wine spill on light carpet. For fresh spills, call us before you treat — we can walk you through 60-second triage on the phone, and the wrong DIY product sets the stain.

Are you available nights and weekends?

Weekend scheduling is standard. After-hours work is available for water emergencies at the same rate as business-hours; standard cleaning done after 6 PM has a modest $49 after-hours adjustment.
